TWO IMPORTANT ANNOUNCEMENTS FOR STUDENTS
ZONING CONCERNS BASEMENT BEDROOMS

Single family housing is allowed in A residential districts. A family means one or more persons related by blood, marriage or adoption. The South Bend Municipal Code allows for single family dwellings to have not more than 2 unrelated persons living and cooking together as a single housekeeping unit.

You can call the Area Plan Commission 235-9571 to find out the zoning of a property.

Bedrooms may not generally be in basements. In order to have a bedroom located in a basement, there must be a means of egress from the sleeping room other than the stairway of the following dimensions: the opening must be no less than 5.7 square feet, have a minimum height of 24 inches, a minimum width of 20 inches, and be no higher than 44 inches above the floor. A standard door to the outside of the building will suffice, but most standard windows will not. This is a fire code requirement and adhering to it may be a matter of life or death.
